Last updated: 23 October 2026

These Terms of Use govern access to and use of www.intermproperties.com, operated by Inter - M Ltd, trading as Inter M Properties.

Please read these terms before using the website. Where you create an account or submit information, you may be asked to expressly accept the terms relevant to that feature. Nothing in these terms limits rights that cannot lawfully be excluded.

References to “we”, “us” and “our” mean Inter - M Ltd. References to “you” mean a visitor or user of our website.

2. Purpose of the website

Our website provides information about properties for sale or rent, estate agency services and related property matters. It also enables users to submit enquiries, request viewings, provide property details and use available search and account features.

A property listing, enquiry, viewing request or automated acknowledgement does not, by itself, create a binding agreement to sell, buy, rent or let a property.

Any estate agency instruction, reservation or property transaction is subject to separately agreed terms and applicable legal requirements.

3. Property information

We take reasonable care when preparing and presenting property information. Some information is supplied by owners, developers, representatives or other third parties and may require further verification.

Unless expressly confirmed otherwise:

  • Measurements, floor areas, distances and map locations are approximate.
  • Photographs, floor plans, videos, computer-generated images and descriptions are illustrative and may not show the property’s current condition.
  • Furniture, fittings and other items shown are included only where expressly agreed.
  • Development specifications, completion dates and proposed facilities may be subject to change.
  • Information concerning ownership, title deeds, permits, planning status, permitted use and energy performance requires verification through the relevant documents and advisers.

Please raise any matter important to your decision with our team and arrange appropriate inspections and independent checks before making a commitment.

Nothing in this section excuses misleading statements or limits any duty or liability that applies under law.

4. Prices, availability and additional costs

Prices and availability may change. A property may be reserved, withdrawn, sold or let before its website entry is updated.

Please confirm the current price, availability and applicable terms with our team before proceeding.

The treatment of VAT and additional charges must be confirmed for the particular property and transaction. Do not assume that an advertised price includes taxes, transfer fees, legal expenses, finance costs, service charges or agency fees unless expressly stated.

Any stated tax treatment or eligibility for a reduced rate remains subject to applicable law and the circumstances of the transaction and purchaser.

5. Enquiries, viewings and offers

Please provide accurate contact details when submitting an enquiry or requesting a viewing.

Viewing requests are subject to confirmation, property availability and access arrangements. Please notify us promptly if you need to cancel or rearrange.

Submitting an offer through the website does not guarantee acceptance or reserve a property. Any acceptance, reservation, deposit or other commitment must be confirmed through the appropriate process and documentation.

Before making a payment, verify the recipient and bank details directly with our team using independently confirmed contact details.

6. Submitting your property

You may submit a property only if you are its owner or have the necessary authority to act on the owner’s behalf.

By submitting information, you confirm that:

  • The information is accurate to the best of your knowledge.
  • You have authority to provide the information and supporting material.
  • You hold the necessary rights or permissions to submit photographs, videos, plans and other content.
  • You have not knowingly omitted material information that would make the submission misleading.
  • You will notify us of relevant changes, including changes to price, availability or your authority to act.

Submitting a property does not automatically publish a listing or create an estate agency appointment. Our team reviews submissions and contacts you about the proposed next steps.

We may request further information, corrections or evidence of ownership or authority before accepting an instruction or publishing a listing.

7. Free submissions and agency fees

Submitting property information through the website is free.

Free submission does not mean that subsequent estate agency services are commission-free. Any agency commission, paid marketing service or other charge must be separately disclosed and agreed before the relevant paid service is provided.

These website terms do not themselves appoint us as your agent, grant exclusivity or create an obligation to pay commission.

8. Submitted content and publication permission

You retain ownership of intellectual property rights you hold in material you submit.

By submitting material, you give us non-exclusive permission to store, review and make reasonable technical copies of it for assessing your request and communicating with you.

Where you separately authorise property marketing, you permit us to reproduce, resize, format and publish the agreed material through the agreed marketing channels for the duration of that instruction. This may involve service providers and property portals delivering the marketing.

Private supporting documents are not automatically authorised for public use. We will not treat title documents, identification documents or other private records as public marketing material merely because you upload them.

Permission to use content does not replace our obligations concerning personal data.

9. Reviewing, correcting and removing listings

We may decline, suspend or remove a submission or listing where there are reasonable grounds, including:

  • Inaccurate, misleading, unlawful or outdated information.
  • Doubts about ownership, authority or permission to use material.
  • A credible complaint or suspected infringement of another person’s rights.
  • Security concerns or misuse of the website.
  • Withdrawal of the relevant marketing authority.
  • The property no longer being available.

Where appropriate, we will explain the issue and provide an opportunity to respond or correct it. Urgent action may be taken where necessary to prevent harm or comply with a legal requirement.

Any separate agency agreement remains subject to its own terms.

10. Accounts and security

Where an account is available, you must provide accurate registration information and keep your credentials confidential.

Do not use another person’s account without authority or allow unauthorised access to your own. Notify us promptly if you suspect that your account has been compromised.

You are responsible for activity you authorise through your account. You are not automatically responsible for unauthorised activity caused by circumstances outside your reasonable control.

11. Acceptable use

You must not use the website to:

  • Submit fraudulent, misleading, defamatory or otherwise unlawful material.
  • Impersonate another person or misrepresent ownership or authority.
  • Infringe privacy, intellectual property or other rights.
  • Upload malicious code or interfere with website security.
  • Attempt unauthorised access to systems, accounts or private documents.
  • Send spam or unsolicited advertising through website facilities.
  • Collect personal information about users without a lawful basis.
  • Conduct bulk scraping or automated extraction that infringes rights, bypasses access controls or materially disrupts the service.

These restrictions do not prevent activities permitted by mandatory law.

12. Intellectual property

Website branding, original text, design, software and other protected material belong to us or the relevant rights holders.

You may view, download and print reasonable extracts for your own property search or other lawful personal use, retaining relevant ownership notices. You may also share public listing links.

Unless permitted by law or authorised by the rights holder, you must not reproduce listings commercially, republish substantial parts of the website or use our branding in a way that suggests an unauthorised association or endorsement.

13. AI assistant and automated tools

The website may provide an AI assistant and other automated tools to assist with property searches and general enquiries.

AI responses and automated estimates may contain errors, omissions or outdated information. Please verify property availability, prices, specifications and other material details directly with our team.

These tools do not provide legal, tax, financial or professional valuation advice. An automated estimate does not constitute an independent valuation report.

An AI response does not, by itself, reserve a property, accept an offer, confirm an agency instruction or bind another party to a transaction.

You may contact our team directly at info@intermproperties.com instead of using automated tools.

14. Professional advice and third-party services

General articles, guides and property information are provided for information and do not replace advice tailored to your circumstances.

A referral to a lawyer, surveyor, lender, contractor or another provider does not itself create an engagement with that provider. The provider’s services, responsibilities and charges must be separately agreed.

Nothing in these terms excludes responsibility we may have under applicable law for our own statements, recommendations or conduct.

15. External links

The website may contain links to third-party websites, platforms or services. Those services operate under their own terms and privacy notices.

We do not control their content or operation. A link does not, by itself, constitute an endorsement or guarantee.

16. Privacy and cookies

Our Privacy Policy explains how we process personal data.

Our Cookie Policy explains cookies and similar technologies and the choices available to you.

Accepting these Terms of Use does not constitute consent to optional marketing or non-essential cookies.

17. Website availability

We take reasonable steps to maintain the website, but uninterrupted or error-free access cannot be guaranteed.

We may temporarily restrict access for maintenance, updates, security or circumstances outside our reasonable control. Where practicable, we will minimise disruption.

Changes to website features do not retrospectively alter an existing property transaction or separately agreed service contract.

18. Liability

We are responsible for loss or damage caused by our breach of these terms or failure to exercise legally required care and skill, subject to applicable law.

To the extent permitted by law, we are not responsible for losses caused solely by your unlawful use of the website or by events outside our reasonable control that we could not reasonably prevent or address.

For business users, and to the extent permitted by law, we exclude liability for indirect or consequential business losses arising from use of the website, including loss of profit or business opportunity.

Nothing in these terms excludes or restricts liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any other liability that cannot lawfully be excluded or restricted.

Your mandatory consumer and data protection rights remain unaffected.

19. Complaints and reporting concerns

To report inaccurate listings, suspected fraud, unauthorised content, intellectual property concerns or other issues, email info@intermproperties.com.

Please identify the relevant page or listing and explain your concern. We may request supporting information to assess and respond appropriately.

20. Changes to these terms

We may update these terms to reflect changes in website features, security needs, business operations or legal requirements.

The current version will appear on this page with its update date. Material changes affecting an ongoing account or service will be communicated where required, and fresh acceptance will be requested where necessary.

Changes do not retrospectively alter rights or obligations arising under an existing agreement.

21. Governing law and jurisdiction

These terms are governed by the laws of the Republic of Cyprus.

The courts of the Republic of Cyprus have jurisdiction, subject to mandatory rules giving a consumer the right to bring proceedings elsewhere or rely on protections under another applicable law.

Nothing in these terms removes protections that cannot lawfully be waived.

22. General provisions

If a provision is found unlawful or unenforceable, the remaining provisions continue to apply to the extent legally possible.

Any separate agreement for estate agency services governs those services. These website terms do not override its expressly agreed provisions or mandatory law.

A delay in exercising a right does not, by itself, amount to a waiver of that right.
